What is WDIR?
Commonly called a "termite letter," WDIR is an acronym for Wood Destroying Insect Report. It is a legal document required by most lenders before closing the sale of property. It is a visual inspection of the property to identify any wood destroying insects present at the time of inspection. Such insects include wood destroying beetles, ants, and bees in addition to the Subterranean and Formosan termites common in the south.
When do I need it?
Typically this report is required prior to the sale of property. A WDIR is valid for 90 days but most lending instituitions only honor them for 30 days. BLUE STAR recommends requesting this document once a closing date for the sale of the property has been set. However, BLUE STAR reserves the right not to issue a WDIR in the event that the property is not able to be inspected properly or for other legal concerns.
How much does a WDIR cost?
The following rates are determined by the foundation of the structure:
Monolithic Slab $ 90.00
Floating Slab $ 142.00
Supporting Slab $ 142.00
Crawl Structure $ 142.00
In addition, there is a $8.00 State Fee on all reports. BLUE STAR will offer a 10% discount on the initial treatment if required based on the WDIR.
